This project included the renovation and redevelopment of 45 Pippy Place, St. John’s, NL for the Commissionaires Newfoundland & Labrador (CNL). The renovated facility is the new provincial headquarters for the local member division of the Canadian Corps of Commissionaires and include major functions/occupancies such as identification services, administrative offices and training classroom and facilities.

The site is located at the corner of Pippy Place and Mullaly Street and is developed with an asphalt parking lot as well as a single two‐storey commercial building sited at the south‐west corner of the property. The site area has been recorded at 0.2 hectares (0.5 acres). The vacant two‐storey building was constructed approximately between 1983 and 1985, with the addition of a second floor in 1996. The building footprint is approximately 446m2 (4,800ft2) with a total gross building area of 892m2 (9,600ft2). The project included upgrades to the existing building to an operational and functional standard, including: renovations to the exterior to improve building aesthetic and provide a recognizable brand for the Commissionaires regional office; renovations to the interior to provide a standard commercial‐grade office environment complete with new or refreshed architectural finishes, upgraded heating/cooling, ventilation, plumbing, fire protection, controls, electrical, lighting and communications contributing to the comfort and well‐being of occupants; and site improvements to provide for a new outdoor patio area.
